Sanding and Refinishing Not Required?
There used to be virtually only one way to service hardwood floors; sanding and refinishing. Sanding hardwood floors is a very technical process and is thus tricky to accomplish even for professional cleaning and restoration firms. A single mistake made while sanding hardwood floors results in a unacceptable dip in the floor. The only way to restore the surface to an even level would then entail careful 360° sanding around the low spot. And if not done right, this risky repair called blending can make the problem even worse. If a contractor is not careful, he or she can find themselves blending away the entire wood surface.
As was stated, sanding and refinishing were basically all the wood floor owner could get -even when their floors had relevantly minor scratches and moderate wear. While sanding and refinishing are definitely still needed for severely damaged flooring, Tony's Best Way offers an alternative hardwood restoration and maintenance procedure that cleans, restores, renews and protects the bright or matte finish your floor had when it was installed.
Now that our method is available, only heavily damaged or extremely neglected floors that have completely worn away finishes must be sanded, stained and refinished.
Our Alternative to Sanding and Staining:
If your hardwood floor is not severely damaged or neglected, as is the case in about 98% of the floors we see, it is a candidate for our much more forgiving and less expensive service that still delivers excellent results. The way our method works, mistakes are just plain unlikely. This is good news for wood floor owners who want thorough and good cleaning, maintenance and restoration quicker and with much less chance of damage.
Our alternative process repairs gouges and cracks and restores shine beautifully, but it is not strictly for wood surfaces that are in poor condition. The main purpose of our process is preventative maintenance.
Preventative Maintenance

If wood is not maintained properly and doesn't have a protective coat of wood finish applied periodically, the finish will wear away and will expose the wood surface. Untreated wood will expand and shrink when indoor humidity comes and goes such as when steam escapes from shower rooms. Floors coated with a clear finish are more flexible while unfinished floors are less able to bend so damage is more likely.
In fact, damage in general is more likely to occur to unprotected floors. In addition to this risk, such defenseless floors will also soil quicker and wear out faster. In contrast, properly maintained wood can last a lifetime.
Maintenance prevents the need for sanding and refinishing
Once wood's original stain has worn away the only option left in order to salvage life from wood may be complete sanding, staining, and refinishing. Unfortunately, all three have to be done to the entire floor surfaces, not just to damaged areas. This lengthy and complex process is expensive and disruptive to households. What could have been solved with regular wood maintenance, will now require a major home repair project that can take several days to complete. Because of the time needed to coat newly sanded wood with finish multiple times, the family may need to move out of their home during this time. Depending on the type of finish chosen, the homeowner may also face odors caused by solvent-based finishes. And no matter how careful the contractor is, homeowners will have to deal with wood dust for weeks afterward. It is such a serious step that most solid hardwood floors can only take two or three complete refinishing processes during their lifetimes.
As stated above, 98% of the floors we see do not need such a complete restoration. Most wood floors only have surface damage, not warping or cupping.

- If floors and furnishings are neglected, the finish can wear through causing loss of stain color and damage to the actual wood. This will require extensive restoration including complete sanding, staining and refinishing. This process is expensive, time consuming and inconvenient. It may even require you to move out of your home during the process.
- Most wood floors can accept only two or three of the treatments described above over a lifetime. The wood veneer can be sanded away and the floors will need to be replaced. It pays to maintain your floors.

Hardwood Floor Care Tips
By taking a few precautions and setting up a regular cleaning
routine and maintenance program, you can expect years of beauty
from your newly cleaned hardwood floor. The following are examples
of the reasonable and necessary maintenance you should
perform:
Sweep or vacuum regularly since built-up grit can damage the
surface of the wood. The vacuum head must be a brush or felt type.
Be certain the wheels of the vacuum are clean and do not damage the
finish. DO NOT USE A VACUUM WITH A BEATER BAR
HEAD.
Remove spills promptly using a soft cloth and recommended cleaning
products.
NEVER wet-mop, damp-mop, or flood your floor with
water or other products. This can severely damage the flooring and
will void the warranties. The use of the dry Swiffer sweeper by
Procter & Gamble or another similar product is highly
recommended. Do not use hardwood floor cleaning machines.
The use of approved maintenance and floor-care products, including
but not limited to Bona X Swedish Formula Hardwood Flooring Cleaner
and Basic Coating Squeaky Hardwood Floor Cleaner, is highly
recommended.
IMPORTANT: Do not use oil soaps, liquid or paste wax
products, or other household cleaners that contain lemon oil, tung
oil, silicon or ammonia since these warranties do not cover damage
caused by non-recommended products. Use of these and other such
products will harm the long-term performance of your floor and may
also affect its recoat ability.
Keep pets nails trimmed, and paws clean and free of
dirt, gravel, grease, oil and stains.
Place protective pads beneath furniture legs and feet to reduce
scratches and dents.
Use a dolly and protective sheets of plywood when moving heavy
objects, furniture or appliances.
Make certain furniture casters are clean and operate properly (a
minimum 1 width is recommended).
Remove shoes with spiked or damaged heels before walking on
floor.
Exposure to the sun and its UV rays accelerates the oxidation and
aging of wood and fabrics. This causes the stain and/or wood to
fade and/or to change color. We recommend that you rearrange rugs
and furniture periodically so the floor ages evenly.
Use area rugs in high traffic areas and pivot points (e.g., stair
landings, room entries, etc.), especially if you have a large
family or indoor pets.
Place mats on both sides of doors leading out of the house. These
mats will help catch dirt, sand and other materials that may damage
your floor.
By following these simple steps, and with a regular cleaning
routine and maintenance program, your hardwood floors will be
beautiful and can last a lifetime!

Does Your Floor Need to Be Refinished?
An easy way to tell is if cleaning no longer restores your floors to an acceptable appearance. Besides the dull appearance, look for scratches, gauges and separations between boards. Repairing such damage is part of our process.
The Process
Step 1 - Visual inspection. We will join you in the inspection to be sure that we have found all damaged areas. Another purpose of the inspection is to determine if we can restore the appearance level with our system or if a more aggressive restoration will be required, including sanding, staining and refinishing.
Step 2 Damage repair. We will fill in the cracks, gauges and separations with Bridgepoint Wood Patch. If we don't have exactly the right color, our technicians will mix colors to match.
Step 3 Complete cleaning and abrasion. This step will remove all loose and embedded soil. It will take off scuff marks and, through mild abrasion, will remove the surface layer of the old finish. This leaves your floor in the ideal condition for the new finish to be applied. This entire process is dust free.
Step 4 Initial sealer coat of finish.
Step 5 Final finish coat. You have your choice of semi-gloss or matte (satin) finish.
You now have a beautiful, durable finish that will protect, beautify and add years to the life of your hardwood floors.

- Use dirt trapping walk off mats at all exterior doors
- Strong sunlight can cause fading of wood and wood stain. To avoid uneven appearance, move area rugs occasionally and drape or shade large windows to avoid direct sunlight on the wood.
- Apply fabric-faced glides to the legs of your furniture.
- Vacuum or dust your wood floor as often as you vacuum your carpet.
- Wipe up food and other spills immediately with a damp (not wet) cloth. Standing moisture can damage poorly finished floors.
- Avoid soaps. They can build up and create problems. For cleaning, use cleaners that are specifically formulated for wood floors; like Bridgepoint Wood Cleaner.
